Why one unit ended up with a dozen values

The bigha predates any attempt at national standardisation and was never brought into one. It spread as a practical measure of how much land a household worked, which varied with soil, rainfall and local revenue practice. When the British codified land records they largely recorded what was already in use district by district rather than imposing a single figure, and independence did not change that.

The result is a unit that works perfectly well within a district and fails completely across state lines.

Buying farmland across a state border

This is where the ambiguity turns expensive. A buyer from Delhi looking at land in Bengal will mentally apply the UP bigha they know — 27,000 sq ft — to a Bengal listing that means 14,400. The plot is half the size they think, and the per-bigha price they judged as reasonable is nearly double what it appeared.

Two habits protect against it. Convert everything to square feet or square meters before comparing anything, and take the area from the revenue record rather than the listing. The table below covers the states where the unit is still in daily use.
