A rectangular lot is length times width, done. The reason land square footage gets hard is that most plots aren’t rectangles — they’re four-sided lots with no right angles, pie-shaped cul-de-sac lots, or corner plots that taper. For those, you split the plot into triangles and trapezoids, work out each one, and add them.

Rectangular and near-rectangular lots

If the lot is a rectangle, multiply the two sides in feet. A 60-by-100-foot lot is 6,000 square feet. If it’s close to a rectangle but not exact — a common thing with older parcels — measure both pairs of opposite sides; where they differ slightly, a rectangle using the averages is close enough for most purposes.

For anything with a genuine slant or curve, though, averaging stops working and you need to divide the plot up.

Irregular plots: split into triangles and trapezoids

Any straight-sided plot can be cut into triangles. Draw a diagonal across a four-sided lot and you’ve got two triangles; a five- or six-sided parcel splits into three or four. Measure each triangle and add them.

  • If you know a triangle’s base and height, its area is ½ × base × height. Use the triangle calculator.

  • A four-sided lot with two parallel sides is a trapezoid: average the two parallel sides and multiply by the distance between them, or use the trapezoid calculator.

Corner plots and pie-shaped lots

Corner and cul-de-sac lots have their own quirks:

  • Corner plots often taper, with the front and rear boundaries different widths. That makes them trapezoids rather than rectangles — don’t just multiply frontage by depth.
  • Pie-shaped and cul-de-sac lots curve along the street. The curved portion is a slice of a circle, so the sector calculator handles that part, with the rest of the lot broken into triangles behind it.

Reading area off a survey or plat

Most plots have already been measured. A recorded plat or survey usually states the lot area outright, and that figure — prepared by a licensed surveyor from precise bearings and distances — is more reliable than anything you’ll tape off by hand. Use it when a legal or sale figure matters.

When you’re estimating yourself from the survey’s dimensions, work in horizontal distances, not slope distances. Land area is always the flat, plan-view footprint, so a sloping lot’s area is the same as if it were level — surveyors measure the horizontal projection, and so should you.

Big parcels read better in acres. One acre is 43,560 square feet, so divide your square footage by 43,560:

The mistakes to avoid

  1. Multiplying frontage by depth on a tapered lot. Corner and pie lots aren’t rectangles; treat them as trapezoids or sectors.
  2. Using slope distance instead of horizontal distance. Land area is the flat footprint.
  3. Confusing the buildable area with the lot area. Easements and setbacks limit what you can build on, but the lot’s square footage still counts the whole parcel.
  4. Rounding each triangle before adding. Keep the decimals and round the final total once.

How do you calculate the square footage of a lot?

For a rectangular lot, multiply the two sides in feet. For an irregular lot, split it into triangles and trapezoids, work out each piece, and add them together. If a recorded survey states the area, that surveyed figure is more accurate than a hand measurement and is what you should use for anything official.

How do I find the area of an irregularly shaped piece of land?

How many square feet are in an acre?

43,560 square feet. So a quarter-acre lot is about 10,890 square feet and a half-acre is 21,780. To convert any area to acres, divide the square footage by 43,560; to go the other way, multiply the acreage by 43,560.

Do you measure land on the slope or flat?

Flat. Land area is always the horizontal footprint, the way it looks on a map, not the distance you’d walk up and down the slope. That’s why a hilly acre and a level acre are the same size on paper — surveyors measure the horizontal projection of every boundary.

Is lot square footage the same as the buildable area?

No. Lot square footage is the whole parcel. The buildable area is what’s left after setbacks, easements and any protected zones are taken out, and it’s usually smaller. Both matter, but they answer different questions — one is what you own, the other is where you can put a structure.
